In a recent study, we analyzed and identified the most expensive ZIP codes in Nebraska. During that process of conducting that research, we decided that we should evaluated its neighbor to the east — Kansas.

For this article, we wanted to breakdown the most expensive ZIP codes in Kansas. Read on to find out the most expensive ZIP codes in Kansas in 2025, based on the latest data from Zillow’s home value index.

The Most Expensive ZIP Codes in Kansas

In order to identify the most expensive ZIP codes in each state, we turned to data from Zillow’s home value index, as well as the Census Bureau’s 2023 American Community Survey. We analyzed thousands of ZIP codes across the country as part of a general survey. From there, we focused our attention on Kansas. The Zillow home value index tracks (as of February 2025) the home values of 515 ZIP codes in Kansas. As part of our analysis, we took into consideration the latest monthly home values Zillow has — February 2025 — as well as the average of 12 months of median home values from March 2024 to February 2024.

The Top 5 Most Expensive ZIP Codes in Kansas

ZIP code 66080 is the most expensive one in Kansas. This ZIP code is centered on Richmond, in the Ottawa metro area and covers a large area. This ZIP code witnessed an absurd rise in its home values: 93.6% over the last five years. The median home value was already high back in February 2020, when it was $883,858. Five years later, it had essentially doubled to $1.711 million in February 2025.

The No. 2 most expensive ZIP code in Kansas — 66221 — covers southern Overland Park, a notably wealthy city in Kansas. Almost half of households in ZIP code 66221 earn at least $200,000 a year. The median household income is $198,030, while the average household income is $240,958. Home value appreciation here was no insane like in the No. 1 most expensive ZIP code. From $546,193 in February 2020, the median home value grew by two-fifths, to reach $764,719 in February 2025.

The third most expensive ZIP code is also a section of Overland Park. ZIP code 66224 is very close to the No. 1 ZIP code. This one covers communities like Leawood Meadows, Tuscany Reserve, Mission Prairie, Camden Woods, Highlands Creek, Pavilions of Leawood, Estates of Ironhorse, Mission Heights, and more. Incomes here are just as high as in the second most expensive ZIP code. The median household income is $184,535. The average household income is $80,000 more, at $263,971. Over 46% of households here earn $200,000 or more.

We’ve got another Overland Park ZIP code in our top five: 66206. This is north of Overland Park’s city center and covers Leawood. The average household income here also exceeds $200,000, coming in at $213,918. The median household income is $170,841, with more than two-fifths of households earning at least $200,000 a year. Home value appreciation in 66206 was comparable to the No. 2 and No. 3 most expensive ZIP codes: 46.9%, from $467,646 in February 2020 to $687,113 in February 2025.

Centered on Bucyrus, ZIP code 66013, the fifth most expensive, is another town in the Overland Park area. Here’s another ZIP code where more than two-fifths of households make $200,000 or more a year. And another ZIP code where the average household income is over $200,000 — $204,756.
