In a recent study, we analyzed and identified the most expensive ZIP codes in New Mexico. During that process of conducting that research, we decided that we should evaluated its neighbor to the west — Arizona.

For this article, we wanted to breakdown the most expensive ZIP codes in Arizona. Read on to find out the most expensive ZIP codes in Arizona in 2025, based on the latest data from Zillow’s home value index.

The Most Expensive ZIP Codes In Arizona

In order to identify the most expensive ZIP codes in each state, we turned to data from Zillow’s home value index, as well as the Census Bureau’s 2023 American Community Survey. We analyzed thousands of ZIP codes across the country as part of a general survey. From there, we focused our attention on Arizona. The Zillow home value index tracks (as of January 2025) the home values of 300 ZIP codes in Arizona. As part of our analysis, we took into consideration the latest monthly home values Zillow has — January 2025 — as well as the average of 12 months of median home values from February 2024 to January 2025.

The Top 5 Most Expensive ZIP Codes In Arizona

ZIP code 85253 is the most expensive one in Arizona. This ZIP code is centered on Paradise Valley and covers part of Scottsdale, including communities like Mockingbird Lane Estates, Camelback Country Estates, Clearwater Hills, and more. Incomes are very high in this ZIP code. The median household income is $182,150, while the average household income is a whopping $318,105. Home value appreciation is incredible in 85253, rising by 97.7% over five years: From roughly $1.5 million in January 2020 to well over $2.963 million in January 2025.

The second most expensive ZIP code — 85262 — also covers part of Scottsdale, but way up in the northwest. It covers places like Sunrise Desert Vistas, Mirabel Village, and Desert Mountain. Residents here are very wealthy. More than 42% of households in 85262 have incomes of $200,000 or more. The median household income is $173,795 and the average household income is $266,521. Home values grew immensely here as well. Back in January 2020, the median home value was $856,864. Five years later, the median home value had risen by 72.4%, reaching more than $1.477 million in January 2025.

The No. 3 most expensive ZIP code in Arizona — 85255 — is another Scottsdale ZIP code. Slightly less than two-fifths of households in 85255 earn $200,000 or more a year. The median household income is $143,567, which is $80,000 less than the mean household income of $226,231. Here’s another ZIP code whose median home value shot up passed a million in the last five years. In January 2020, the median home value was $711,439, before rising by 73.9%, to reach over $1.237 million by January 2025.

Can you guess where the fourth most expensive ZIP code is? It’s, once again, Scottsdale, though well to the north of the city center. ZIP code 85266 includes places like Saguaro Estates, Sincuidados, Whisper Rock, Terravita, and the Boulders. Just under a fifth of households in 85266 earn $200,000 or more a year. The median household income is $157,137, while the average household income is $207,759. This ZIP code’s median home value shot up by 69.4% in five years. Back in January 2020, the median home value was $728,814, and by January 2025, it had surpassed $1.234 million.

The No. 5 most expensive ZIP code is not in Scottsdale. It’s farther north, centered on the town of Carefree. ZIP code 85377 is a small ZIP code compared to the others on our list, with 1,736 households. A smaller proportion of households here earn more than $200,000, though at 28.5%, it’s still substantial. The median household income is $143,315 and the average $193,201. Home values grew significantly since 2020. The median home value in January 2020 was $717,399. By the end of January 2025, the median had risen by 65.8%, blowing passed $1.164 million.
