Yet another luxury tower is planned in a booming pocket of South Brisbane, opposite the soon-to-be-redeveloped Visy site.
The 20-storey building at 176-186 Montague Road will have 161 units, with one-, two-, three- and four-bedroom layouts.
Dining spaces, a rooftop pool, spa, lawns, gardens and other communal spaces are included in the development application lodged with Brisbane City Council.
Developer TRK Property Group is behind the project.
“South Brisbane is entering an incredibly exciting period, and we see Montague Road sitting right at the heart of that,” development director Matt Kan said.
“There is a real sense of momentum around this part of the city and what it will become over the coming years.”
The 1917-square-metre block is occupied by an office, and was bought by the developer for $20 million.
Plans also include 163 parking spaces in the podium.
Across the road is the 7.1-hectare Visy site, which Lendlease has the tender to redevelop with more than 4000 apartments and about 1.2 hectares of public space.
It will include riverfront promenades and boardwalks, plazas and “amphitheatre-style” areas, parkland and shared pedestrian and cycling pathways.
Developer Stockwell has acquired the nearby Paul’s Milk Factory – often called the Parmalat site – from dairy company Lactalis.
It wants to build Olympic venues, an area for 2032 Games’ medal ceremonies, hundreds of food and drink outlets, apartment towers and public space.
A significant number of other apartment buildings are planned in the vicinity, causing concern from some residents that population could outstrip infrastructure.
At the start of September the West End State School Parents and Citizens organisation confirmed it was planning to appeal the approval of a tower at 33 Vulture Street in the Planning and Environment Court, saying students in the area were already suffering due to overcrowding.
“Our overarching concern is that our school is pretty squishy already,” P&C head Vanessa Bertagnole said.
“They’re building lots of buildings and they’re getting taller, and they’re pumping lots of people into the population, but they’re not really building to sustain that capacity.
“We need another school and that’s something we’ve been advocating for really loudly in the last few months.”
Councillor Trina Massey has also raised concerns about development in the area, arguing the needs of the developers are being prioritised over those of the community.
